U of T St. George Residences Compared: Colleges and Costs

St. George doesn't run one dorm system. Arts & Science students belong to one of seven colleges and can rank their own college's residence plus Chestnut, Knox, Oak House and CampusOne. Most Engineering, Architecture and Kinesiology students go to Chestnut, and most Music students go to Victoria. Innis and Woodsworth are apartment-style with no required meal plan; almost every other residence requires one. Every figure below is for 2026-27. U of T hasn't published 2027-28 fees yet.

Which St. George residences you can rank

Your faculty decides your list. U of T says every Arts & Science student at St. George is a member of one of seven colleges, whether or not they live in residence. Innis, New College, St. Michael's, Trinity, University College, Victoria and Woodsworth each run a residence tied to that college.

Most Arts & Science students are placed in a residence affiliated with their college. Some are placed at Chestnut, Knox, Oak House or CampusOne instead. Professional-faculty students can rank every residence on their list, but U of T says most are placed at Chestnut.

How the first-year guarantee works at St. George

Residence is guaranteed for new full-time students entering the first year of a postsecondary program for the first time. You must complete the U of T Residence Portal application by March 31 and receive and accept an offer of admission by June 2. You must be at least 16 to live in a U of T residence.

You don't need an admission offer to apply by March 31. Applying doesn't commit you to U of T or to residence, and there's no deposit until a residence offer arrives between May and August. If you miss March 31, you can still join the wait list.

The guarantee is a space, not a building. Innis, St. Michael's and Woodsworth all say it may not be your first choice or your home college. Trinity gives priority to Trinity students. Woodsworth takes only Woodsworth students who rank it first and are entering directly from high school.

St. Michael's publishes stricter timing than the central page. It asks you to rank your residence choices within two weeks of your admission offer, and it lists June 1 for accepting your offer. U of T's central guarantee page says June 2. Meet the earlier date if St. Michael's is on your list.

These figures come from each residence's own 2026-27 page. U of T's central residence list shows lower ranges for several buildings, so use the residence page when you budget. New College and University College publish room-and-meal totals. The others publish room fees, with the required meal plan added on top.

Chestnut and Knox label their 2026-27 room fees as indicative and subject to final approval. Oak House suites and CampusOne are 12-month contracts; every other figure covers the eight-month academic year.

Room plus meal plan: realistic first-year totals

The cheapest sticker price isn't always the cheapest year. Innis and Woodsworth need no meal plan, but you'll buy groceries. Everywhere else, a required first-year plan priced on its own runs from $6,750 to $8,568. These examples pair a lower-cost room with the cheaper plan, using the published 2026-27 figures.

Deposits, offers and payment dates

Placements arrive by email from mid-May through July. You accept in StarRez by the deadline in your offer email and pay the first deposit there; residence deposits can't be paid through ACORN. After that, you tell your residence about building, room type, meal plan or roommate preferences where it offers a choice.

Innis, St. Michael's, University College and Woodsworth each list a $1,000 first deposit at acceptance and a second $1,000 deposit due July 21, 2026. Victoria uses the same amounts, with the second due the week of July 21. Chestnut, Knox and Oak House list the same two-deposit schedule with the second due July 21. Innis, St. Michael's, Trinity, Victoria and Woodsworth all list August 30, 2026 as first-year move-in day.

Refund rules differ. Chestnut, Knox, University College and Woodsworth return half of the first deposit to guarantee holders who cancel by July 21. St. Michael's sets that cutoff at July 10, 2026. Victoria says both deposits are non-refundable once paid.

The remaining fees post to ACORN in August. Most residences set instalments for September 30 and November 30, 2026. Students with an official OSAP fee deferral have later winter dates at several residences.

How to rank St. George residences well

Rank on what changes your daily life. The biggest splits are cooking versus a dining hall, sharing a room, and the full cost with the meal plan added. Arts & Science applicants still waiting on an admission decision can rank a placeholder called “my home college”. You can change preferences until June 2 or until you're placed, whichever comes first.

  • Want to cook? Innis and Woodsworth have suite kitchens and no required plan. Oak House suites make the plan optional, but they're 12-month contracts.
  • Want a dining hall? New College, Chestnut, Oak House dormitory rooms and Knox use Food Services all-you-care-to-eat plans. Trinity, University College, Victoria and St. Michael's run their own plans.
  • Budget for a roommate. St. Michael's expects most first-years to share a double, and Loretto assigns first-years to double rooms.
  • Check single-gender options. Annesley Hall at Victoria and Loretto at St. Michael's are for women.
  • Rowell Jackman Hall at Victoria is mainly upper-year. Victoria houses only some first-years there, in double rooms.
  • Need an accommodation? U of T asks you to register with Accessibility Services as soon as possible, at the same time as your residence application.

What's still unpublished for Fall 2027

The pages above cover 2026-27. U of T's first-year application pages are labelled 2026-27, and no residence we checked had posted 2027-28 fees. Use these figures as a planning benchmark, not a quote.

The guarantee rule itself has kept the same shape: apply in the Residence Portal by March 31 and accept an admission offer by June 2. Confirm the Fall 2027 dates in the portal before you rely on them. For the Mississauga and Scarborough campuses, use their separate residence guides.
