UTSC Residence Options & Application

Harmony Commons is UTSC's first-year dormitory-style building. It has 746 beds, single and double bedrooms, an integrated dining hall, lounges, learning spaces and a roof garden and terrace. Room options have shared or private washrooms. A community kitchen is available rather than an in-unit kitchen.

Townhouses have shared living and dining space. First-year townhouse units have a kitchenette with a fridge, microwave and sink, although UTSC says some first-year placements may have a stove depending on availability. Upper-year and graduate townhouses have a full kitchen. About one-third of first-year residents live in townhouses, so first-year applicants should consider both dormitory and townhouse routines.

Joan Foley Hall is apartment-style upper-year undergraduate housing. Upper-year apartments include a full kitchen and shared common room. Accessible housing is available in Joan Foley Hall and the townhouses, but applicants should arrange needs with residence staff rather than assume a feature is available in every unit.

UTSC publishes first-year totals with the mandatory $6,800 seven-day meal plan included. Harmony Commons totals are $19,551 for a shared double, $21,966 for a single and $24,910 for a Super Single. Published townhouse totals range from $15,167 for a lower-level double to $18,975 for a standard single. The fee table calls it a seven-day plan; Food Services calls it Harmony Commons Unlimited, with all-access dining during operating hours and included TBucks.

Private washrooms, single bedrooms and the lowest-cost rooms are in high demand, and UTSC says a high proportion of first-year rooms are shared bedrooms. A preference therefore does not establish the assignment. Build a budget and room-sharing plan that works for more than one category.

The residence fee includes utilities and wireless internet. Laundry and parking cost extra. UTSC also applies a $15 Residence Council fee in both the fall and winter sessions.

For 2026–27, the UTSC guarantee covered new full-time students entering their first postsecondary year. They had to submit the Residence Guarantee Application by March 31 and accept their UTSC admission offer by June 2.

Students then had to complete the UTSC residence application, accept the meal plan and pay the first $1,000 non-refundable deposit by June 12 at noon ET. The optional roommate or housemate process and preference changes ran from June 15 to July 6. Room-type assignments were due in late July, and a second $1,000 non-refundable deposit was due August 6 at noon ET to confirm the space.

Transfer students with previous postsecondary experience are treated as first-year residence applicants but apply to the waitlist rather than the first-year guarantee. Students who missed or lost a guarantee could also submit a waitlist application.

The dated 2026–27 first-year page gives June 2 for admission acceptance; the general residence FAQ still says June 3. This guide follows the cycle-specific page. Confirm any conflicting personalized deadline with UTSC residence staff.

Upper-year UTSC housing is not guaranteed and space is limited. For Fall and Winter 2026–27, applications opened February 10 in StarRez under the UTSC Fall & Winter application. Students who had not previously lived in UTSC residence were instructed to email the residence office first so staff could provide access to the correct application. Applications submitted by March 10, 2026 at noon entered the first-round random pool. Later applications went to the waitlist.

Upper-year students could apply for the eight-month Fall and Winter session or, for co-op or study-abroad timing, a four-month Fall-only or Winter-only session. UTSC gives preference to eight-month applicants. The published eight-month fee is $12,175 for a standard townhouse single and $14,008 for a Joan Foley Hall apartment single; both were marked pending approval and subject to change. Meal plans are optional for upper-year residents.

Students must monitor email for offers and follow the deposit date in the offer. A limited inventory and an application do not amount to a housing offer.

As of September 12, 2026, UTSC's official applicant and fee pages covered Fall and Winter 2026–27. No 2027–28 guarantee deadline, deposit schedule, residence price or move-in date was published on those pages. The 2026 dates should not be presented as Fall 2027 deadlines.

A Fall 2027 first-year applicant should watch for the new Residence Guarantee Application and admission-acceptance deadlines. Then follow the updated UTSC application, meal-plan and deposit instructions. Upper-year applicants should check the separate upper-year page because their application, housing inventory and guarantee status differ.
