UTM Residence Options & Application

UTM's 2026–27 directory lists Erindale Hall floors 3–5, McLuhan Court, the New Residence Building, Oscar Peterson Hall, Putnam Place, Roy Ivor Hall and Schreiberwood as first-year housing. The mix includes traditional rooms, suites, lofted suites and four-bedroom townhouses.

The room style changes the daily routine. Oscar Peterson Hall has single bedrooms, each sharing a bathroom with one other student, common rooms and laundry on every floor, and one community kitchen on the sixth floor. Townhouse choices add a kitchen and living area shared within the unit. Suite and lofted-suite arrangements group bedrooms with shared facilities. UTM cautions that layouts and sizing may vary.

A first-year applicant can rank housing styles in StarRez, but cannot request a specific building or roommate. The preference is not guaranteed, so compare bathroom sharing, cooking access, room occupancy and price across more than one acceptable style.

UTM lists Erindale Hall floors 1–2, Leacock Lane, MaGrath Valley and Putnam Place for upper-year housing. Eligible upper-year students apply through the Upper-Year Returner application. Applications received by the deadline enter a random selection pool unless the student qualifies for and secures one of UTM's stated guarantees.

Applicants must complete at least 3.0 UTM credits in the previous academic year and achieve at least a 1.5 cumulative GPA for that year. They must maintain full-time status in residence and meet application, payment and conduct requirements. UTM identifies guarantee routes for eligible Indigenous students, Residence Community Ambassadors and selected Pre-Med Living Learning Community participants; applying in one of those categories is not itself confirmation of a space.

Upper-year applicants who receive an offer may take part in roommate and area self-selection. Applicants who miss the deadline go to the waitlist, and on-time applicants who are not selected receive a randomly assigned waitlist position.

The 2026–27 room totals below include the $22 Residence Council fee. They exclude the mandatory meal plan. These examples show how room style changes the budget; the official schedule also lists the remaining upper-year room types.

The $350 application fee and $1,650 acceptance deposit are both non-refundable and credited toward the total housing fee. Do not add them again to the listed total. UTM's application guide describes its 2026–27 room fees as proposed and subject to Governing Council approval; check the current fee schedule before paying.

First-year and upper-year UTM undergraduates living in residence must buy a student meal plan. First years choose Full or Plus; upper years also have Minimum and Light options. The application guide calls the first-year plans Full 500 and Plus 500.

The 2026–27 totals include a $100 non-refundable C.I.P.E. program fee. Full and Plus include $500 Flex; Minimum and Light include $100 Flex. The rest is Basic dining funds. Purchases reduce the balance, so consider your cooking routine before choosing.

Carry-over rules also matter: UTM requires a $2,825 minimum Basic spend. The published Basic carry-over limits are $2,400 for Plus, $1,675 for Full and $675 for Light; Minimum has no Basic carry-over. All remaining Flex can carry forward.

For 2026–27, the UTM first-year guarantee applied to new full-time students entering the first year of an undergraduate program for the first time. They had to submit the common U of T Residence Guarantee Application by March 31 and accept a UTM admission offer by June 2. The UTM Undergraduate Academic Year Application, occupancy agreement and $350 fee were due June 8 at 5 p.m. ET.

Meeting only the March deadline was not enough. Students had to complete every step, respond to later deadlines and meet deposit requirements to keep the guarantee. Housing confirmations were scheduled for June 15, the $1,650 acceptance deposit was due July 3 at 5:00 p.m. ET, and assignments were scheduled for July 20–22.

Students who missed the guarantee deadline could submit the Mississauga Waitlist Application in StarRez. A waitlist application is a request for consideration, not guaranteed housing.

As of September 12, 2026, UTM's official residence pages and downloadable application guide covered 2026–27. They did not publish 2027–28 guarantee, application, deposit, fee or move-in dates. Do not reuse the 2026 deadlines as a 2027 schedule. UTM says 2027–28 undergraduate fees will be posted in February 2027.

A Fall 2027 applicant can use the sequence to prepare: activate access to StarRez, complete the common residence-guarantee step, accept the admission offer, then finish the campus-specific UTM application and payments.
