How do first-year residence applications work at Ontario universities?

Residence is a separate application from your OUAC application. Each university runs its own housing portal, deposit and deadline. Most Ontario universities guarantee a first-year space to full-time students coming straight from high school, but only if you apply, pay and accept your offer of admission on time. Those deadlines usually fall between late March and early June, and missing one can cost you the guarantee.

How residence applications fit around your OUAC application

Your OUAC application can get you an offer of admission. It doesn't book a bed.

Most schools let you apply once you have an offer, even before you accept it. Queen's and McMaster both say this. U of T goes further: you can complete its residence portal application by March 31 without an offer, and doing so doesn't commit you to anything.

The link to OUAC comes later. Accepting your offer of admission on time is usually a condition of the guarantee. Guelph asks Ontario high school applicants to accept through OUAC by June 1. Waterloo asks most students to accept by June 1, 2026. Carleton warns that its portal can take three to four days to show your acceptance, so don't leave it to the last day.

Who the first-year guarantee covers, and who it doesn't

A guarantee means a bed, not a specific building or room type. Carleton's guarantee, for example, is for a traditional double.

The usual profile is a full-time, first-year student starting post-secondary study for the first time. The details change the answer. Western only guarantees students coming directly from high school to its main campus. McMaster guarantees Ontario students who meet a residence admission average, which can change each year. uOttawa excludes students who have finished more than five university courses or who are admitted to a professional program.

Timing matters too. Queen's guarantee covers offers made by April 15, 2026. Guelph's covers Ontario high school applicants with an offer before March 1. Carleton's covers students admitted by May 15, 2026. A later offer usually puts you on a waitlist or in a lottery, not in the guaranteed group.

Western sends transfer and mature students waiting-list information instead. Waterloo's guarantee does include external transfer students.

Which residence dates are already posted for Fall 2027

On September 29, 2026, most residence pages still show Fall 2026 dates. Treat those as a guide to timing, not as your deadline. Recheck each page when the Fall 2027 cycle posts.

Three universities have posted some Fall 2027 information. Guelph opens Fall 2027 residence applications on February 1, 2027, and has posted its Fall 2027 eligibility rules. Western lists June 3, 2027 as the due date for the first-year prepayment and Residence Placement Questionnaire. uOttawa's apply page says the next application period for newly admitted students opens December 8, 2026 at 9 a.m.

For Fall 2026, the key deadlines ran from March 31 (U of T) to June 8 (Waterloo and Carleton).

Deposits, payment timing and refunds

Refund rules differ a lot. Queen's refunds $500 of its $805 deposit if a guaranteed student cancels by July 1, 2026. Western refunds half the prepayment if you cancel through its portal by its deadline. uOttawa refunds the full $950 minus a $105 fee until June 15, 2026, and 50% minus the fee until June 30, 2026. Waterloo's $500 deposit and Carleton's $700 payment are non-refundable. Guelph's $750 deposit is non-refundable once you're guaranteed, so Guelph suggests waiting to pay until you're sure.

Pay early. Queen's says payments can take three to five business days to post, and the deposit must be received by the deadline. uOttawa takes credit cards issued in Canada or the U.S., or slower alternative methods.

The rest of the bill comes later with tuition, usually in fall and winter instalments. Queen's gives OSAP recipients a grace period to October 1, 2026 for fall residence fees. Ranking rooms, choosing roommates and missing your first choice

Each school collects preferences differently. Waterloo asks you to rank room styles, such as traditional double or suite single, but not specific buildings. Western has you rank buildings, then draws a random number for you. uOttawa asks for three to seven preferences.

Queen's, McMaster and Carleton use self-selection. A lottery gives you a time slot, and you pick an available room when your slot opens. An earlier slot means more choice. Queen's places you itself if you don't choose before self-selection closes.

Waterloo and McMaster let you request one roommate, and you must request each other. Queen's allows groups of up to four from early July.

If you don't get your first choice, you usually can't swap. Waterloo won't change assignments for preference once rooms are offered. U of T Arts & Science students are mostly placed in their college's residence, then give room preferences to that residence.

Accessibility, medical and dietary accommodation requests

If you need a specific room for a disability, medical condition, allergy or religious practice, ask during the residence application. Don't wait for move-in. Queen's and Waterloo both warn that late requests may not be resolved until after move-in.

Deadlines often match or follow the main one. For Fall 2026, Queen's and Guelph set June 1. McMaster set June 5 and charges a $58 late documents fee. Waterloo set June 8 for accessible and creed-based housing forms.

You'll usually need a form completed by a professional who knows your needs. McMaster and Guelph say this person can't be a family member. McMaster, TMU and Queen's say you don't need to disclose a diagnosis.

An accommodation request doesn't guarantee you a residence spot. Dietary needs usually go to food services. TMU says a dietary request only affects whether you're placed near a kitchen. Western shares dietary details with its dietitian with your consent.

  • Upload the form through the housing portal before the deadline.
  • Register separately with the accessibility office for academic accommodations.

Living-learning communities and themed floors

A living-learning community is a floor or house for students in the same program or with a shared interest. You opt in on the residence application, and some need a short written answer.

Queen's asks you to apply to one community and explain why you'd be a good fit. Its 2026-27 list includes Creative Arts, Women in STEM and Engineering. Western offers program floors such as Engineering, Health Sciences and Music, plus a substance-free floor. Guelph runs academic clusters and five living learning houses, including Arts House and Eco House.

The trade-off is location. McMaster says an offer in a community limits your room choice to that community's building. Guelph says choosing an academic cluster overrides your building preference. Waterloo requires you to rank Campus Housing first to join one of its communities.

What first-year residence costs in 2026-27

Across the combinations in the cost table, room and meal plan totals run from $11,934 (a Queen's loft double) to $22,573 (a uOttawa 90U suite). Those are 2026-27 rates for the eight-month year. Fall 2027 rates weren't posted when we checked.

Compare carefully. Queen's, Waterloo, uOttawa, Carleton and U of T's New College publish totals that include meals. Western, McMaster and Guelph list room and meal plan costs separately. Western tells you to add the two together.

Meal plans are usually mandatory in traditional-style buildings and often optional in suites with kitchens.

If you miss a deadline or don't get a room

Missing a guarantee deadline doesn't always end your chances, but it moves you to a waitlist. McMaster ranks late applications in the order received. TMU puts late applicants at the bottom of its list. Waterloo still takes applications after June 8 and offers rooms as they free up.

Waitlists keep moving through the summer at Queen's, TMU and uOttawa. uOttawa suggests looking at other options if you have nothing by mid-July.

If you get an offer from a waitlist, answer quickly. TMU makes only one offer, and declining sends you back to the bottom. In the meantime, use the university's off-campus housing office and listings, and don't sign a private lease until you've read it with a parent.

Rules for international and Caribbean students

Several universities publish different rules if you pay international fees. Queen's gives international students a later offer cut-off (May 31, 2026). McMaster offers a four-year housing guarantee to international students direct from high school who apply and pay by June 1, 2026. Guelph guarantees international students a space for their whole degree if they meet its June 1 conditions.

uOttawa's guarantee for international students also requires a provincial attestation letter for your study permit. You must also accept your offer and pay the admission deposit by the date in your offer. Carleton lets international students stay in residence up to 12 months a year, for up to five consecutive years.

What parents can and can't do

Residence portals sign in with the student's own university credentials. Carleton uses MyCarletonOne and U of T asks students to enable a JOINid. Waterloo sends room offers to the student's university email, which needs their username, password and Duo. So your teen should submit the application and accept offers.

You can still help a lot. Keep a shared calendar of deadlines, since several fall days apart in late May and early June. Help pay the deposit early so it posts in time. Book the health appointment for any accommodation form, knowing McMaster and Guelph won't accept a family member as the professional.
