TMU Residences Compared: DCC, ILC and Pitman Hall

TMU has about 1,144 beds in three buildings, all open to first-year students: Daphne Cockwell Complex (DCC), the International Living/Learning Centre (ILC) and Pitman Hall. Residence isn't guaranteed. TMU offers space to first-year students first, then by distance, farthest away first. You rank room styles, but TMU's first goal is getting you a room, not your top choice. For 2026-27, rent plus the mandatory meal plan ranged from $14,110.86 to $22,714.86 for the 33-week term.

The three buildings side by side

Every building gives first-year students priority, is open to all gender identities and requires a meal plan. The ILC isn't only for international students: anyone in first year can live there, and international students can live in any building.

2026-27 rent plus meal plan by room

These totals add TMU's four published rent instalments to the mandatory meal plan for each room style. Rent includes internet, laundry, residence council and programming fees, and insurance. Each meal-plan total includes a $115 administration and sustainability fee. The $50 application fee is extra. TMU hasn't published 2027-28 rates yet.

What each room style means day to day

DCC is apartment living, and TMU lists shared heat and air conditioning in its rooms. Everyone has a single bedroom. In a 2-bedroom unit, two students share one bathroom, a full kitchen and a lounge; all 2-bedroom units are built as accessible units, but anyone can apply for them. In a 4-bedroom unit, four students share two bathrooms, a lounge and a snack prep area rather than a full kitchen. DCC defaults to the 5-day meal plan, with the 7-day plan as an upgrade.

The ILC has the largest average rooms, and every room has its own en suite washroom. A double is shared by two students; a single is yours alone. Cooking equipment isn't allowed in bedrooms, so you cook in the kitchenette on your floor. The 7-day meal plan is mandatory.

Pitman Hall has the widest range. Doubles and singles share washrooms and a kitchen along the hallway. Paired rooms give two students their own bedrooms with a shared bathroom and mini-lounge. Apartments house four or five students with one or two bathrooms, a kitchen and a lounge, and they're the only rooms eligible for the cheaper declining-balance meal plan.

How TMU decides who gets a room

TMU doesn't guarantee residence. On the initial deadline, if there are more on-time applicants than beds, it ranks everyone by two rules: year at TMU, with first-year students first, and then distance from TMU, with the farthest away first. Late applications go to the bottom of the waiting list in the order they were completed.

You get one offer per application. It names a room type and payment schedule, and you learn your room number when you move in. If you decline that offer and reapply for a different room, you go to the bottom of the waiting list and lose the $50 fee. On the waiting list, you can email Housing to widen your room preferences; TMU only considers the styles you list.

  • Rank every room style you'd accept. A wider list gives you more chances when a room opens.
  • Apply only when you're sure you'll attend TMU. The $50 application fee is non-refundable.
  • Late offers arrive every week or two through the summer and then weekly once classes start. Be ready to pay the first instalment within a week.
  • If TMU revokes your admission offer, email Housing within five business days to have residence fees, except the $50, refunded.

How to apply and pay the first instalment

You can apply once you hold a full or conditional undergraduate offer. Create an eRezLife account, submit the online application and pay the non-refundable $50 fee through MyServiceHub. Your application isn't complete until that fee is paid. If you were admitted recently, you may need to wait for TMU's weekly Monday import before your account works.

When your offer arrives by email, accept it and choose your meal plan in eRezLife, then pay the first instalment. There isn't a separate flat deposit: the first instalment of rent and meal plan is due on acceptance, and your acceptance isn't complete until it's paid. For 2026-27 the first instalment ranged from $4,165.36 for a Pitman apartment with the declining-balance plan to $6,287.61 for a DCC 2-bedroom with the 7-day plan.

Planning for Fall 2027

TMU hasn't posted its 2027-28 residence dates or rates. The 2026-27 cycle is the best guide to the shape of the year: applications opened in early February and the initial deadline fell in early June, close to the admission offer deadline. TMU says its initial residence deadline typically matches the offer deadline.

For Fall 2027, TMU lists June 3, 2027 as the tuition deposit due date unless your offer says otherwise. The $50 residence application fee is separate from that deposit. Our guide to accepting university offers in Ontario covers how the offer and deposit steps fit together.
