TMU residence fees, rooms, and student apartments

For 2026–2027, representative 33-week TMU residence and mandatory meal-plan totals run from $14,110.86 to $22,714.86. Students can apply for one of roughly 1,144 beds in three on-campus residences or rent off campus in downtown Toronto. This guide separates the current fees, payment dates, application priority, and waiting list from the lease, commute, and full-cost questions that matter for a private apartment.

DCC four-bedroom answer

A private bedroom with shared apartment space

In a Daphne Cockwell Complex four-bedroom apartment, each student has a private bedroom. In that layout, four students share two three-piece bathrooms, a snack-prep area, and a lounge. A mandatory meal plan still applies.

The official 2026–27 rent instalments add to $14,434.86. Adding the five-day meal plan produces a calculated total of $19,999.86. Adding the seven-day plan produces a calculated total of $22,004.86. The separate $50 residence application fee is excluded.

TMU residence fees for 2026–2027

TMU publishes four rent and meal-plan instalments for a 33-week agreement. Stellar Advisers calculated each representative total below by adding those official instalments, including the flex dollars and administration fee shown in the first meal-plan instalment. These are representative combinations, not every option. DCC offers five- and seven-day plans, ILC uses the seven-day plan, and Pitman apartment residents can choose a five-day, seven-day, or apartment declining-balance plan. Recheck the official schedule and offer before budgeting.

How to pay TMU residence fees

Check the residence balance in MyServiceHub before paying. Students with a Canadian bank account can add Toronto Metropolitan University as a bill payee and use their nine-digit TMU Student Number as the account number. International students must use one of TMU's approved providers: CIBC International StudentPay, Convera for Students, or PayMyTuition International.

TMU says tuition and residence fees are not accepted in person, by e-transfer, or directly by credit card. Allow three to five business days for a payment to appear, then confirm it in MyServiceHub. Use only the providers linked from TMU's official payment page.

Private bedrooms in two- or four-bedroom apartments. Two-bedroom units share a bathroom, kitchen, and lounge; four-bedroom units share two bathrooms, a snack-prep area, and a lounge.

International Living/Learning Centre (ILC)

240 Jarvis Street

Capacity for 256 students

Hotel-style double rooms with a semi-private washroom or single rooms with a private washroom. Students do not need to be international to live here.

Pitman Hall (PIT)

160 Mutual Street

TMU's largest residence, with 565 rooms

Double and single hallway-washroom rooms, paired rooms, and private bedrooms in four- or five-bedroom apartments, plus floor kitchens and lounges.

Is TMU residence guaranteed?

No. On-time applications are ranked first by year at TMU, with first-year students highest, and then by distance from campus, with students living farthest away highest. Room, building, roommate, and gender-identity preferences do not change that priority.

When demand exceeds inventory, TMU creates a waiting list. More offers are released every week or two during the summer and then weekly as rooms become available. Late applicants go to the bottom of the list, and waiting-list applicants can broaden their eligible room styles before receiving an offer.

Toronto student apartments near TMU

Private student residences can bundle furnishings and amenities, while a standard apartment or room can offer more choice in price, roommates, and neighbourhood. Neither label replaces due diligence: verify the operator, exact unit, lease, included costs, and commute before paying.

  • Compare the same contract period and include utilities, internet, furnishings, tenant insurance, transit, deposits, food, and summer rent.
  • Verify the landlord or property manager and whether a private student residence is actually affiliated with TMU.
  • Inspect the exact unit, test the commute to campus, and avoid sending money before confirming the listing and lease.
  • Read the Ontario standard lease, understand joint liability and subletting, and document the unit's condition before move-in.
