TMU Residence & DCC 4-Bedroom Costs 2026–27

TMU publishes four rent and meal-plan instalments for a 33-week term. Adding the official instalments produces a $14,110.86 total for a Pitman apartment room with the declining-balance plan. A DCC two-bedroom apartment room with the seven-day plan totals $22,714.86. These are representative combinations. The separate $50 application fee is excluded, and the exact total depends on the building, room, and meal plan.

Students with a Canadian bank account can add Toronto Metropolitan University as a bill payee and use their nine-digit TMU Student Number as the account number. International students must use one of TMU's three approved providers: CIBC International StudentPay, Convera for Students, or PayMyTuition International. TMU says tuition and residence fees are not accepted in person, by e-transfer, or directly by credit card; allow three to five business days and confirm receipt in MyServiceHub.

For 2026–2027, the application opened February 2, 2026 and the initial deadline was June 4, 2026. The first offer and waiting-list notices were scheduled for June 12, with first-round acceptance and the first instalment due June 25. Those dates have passed and are not Fall 2027 dates. TMU has not yet published the equivalent Fall 2027 residence schedule.

First receive a full or conditional undergraduate admission offer. Then create an eRezLife account, submit the residence application, rank the eligible room styles, and immediately pay the non-refundable $50 application fee through MyServiceHub. TMU does not consider the application complete until it receives the fee. Monitor the TMU email account for an offer or waiting-list notice.

TMU currently operates three on-campus residence buildings with approximately 1,144 beds: Daphne Cockwell Complex at 288 Church Street, the International Living/Learning Centre at 240 Jarvis Street, and Pitman Hall at 160 Mutual Street. First-year applicants can be considered for all three buildings, and first-year students receive priority.

Daphne Cockwell Complex has private bedrooms in two- and four-bedroom apartments. The International Living/Learning Centre has doubles with a semi-private washroom and singles with a private washroom. Pitman Hall has doubles and singles with hallway washrooms, paired rooms with semi-private washrooms, and private bedrooms in four- or five-bedroom apartments.

Yes. TMU says every room in Daphne Cockwell Complex, the International Living/Learning Centre, and Pitman Hall has a mandatory meal plan. DCC residents can choose a five- or seven-day plan, ILC rooms use the seven-day plan, and Pitman four- or five-bedroom apartment residents can choose the seven-day, five-day, or lower apartment declining-balance plan. Other Pitman room styles use the seven-day plan.

Applicants rank room-style preferences, but TMU prioritizes placing students in residence before trying to match those choices, so a preferred building or room is not guaranteed. Roommate and gender-identity preferences are considered during assignment but do not affect priority, which is based only on year of study and distance. Waiting-list applicants can broaden their room preferences before receiving an offer.

TMU announced a 21-storey Bond Street residence targeted to open in 2030, with more than 1,370 additional beds and mostly self-contained suites. It is not an option for Fall 2027 applicants. Current applicants should plan around the approximately 1,144 beds in Daphne Cockwell Complex, the International Living/Learning Centre, and Pitman Hall plus an off-campus backup.
