uOttawa Residences Compared: Stanton, Thompson, 90U and More

uOttawa has eight residences on eight-month agreements, the usual first-year choice. Four traditional buildings (LeBlanc, Marchand, Stanton and Thompson) cost the least with a meal plan: $16,403 for a double in 2026-27. Friel and Rideau cost less up front because the meal plan is optional. Canadian first-year students who apply and pay the $950 deposit by the deadline are guaranteed a room, but not a building. International students also need a provincial attestation letter (PAL) for the guarantee.

What the style labels mean in practice

Traditional rooms are singles or doubles with washrooms down the hall. LeBlanc, Marchand, Stanton and Thompson all use this style, and none of them has air conditioning. Stanton and Thompson have a kitchenette on every floor. Marchand alternates floors: even floors have the common room, odd floors have the kitchenette, and the elevator stops only at even floors. LeBlanc is the smallest, with 161 beds, and uOttawa describes it as a good fit for Francophone and Francophile students.

Traditional Plus means you share an ensuite washroom with one other student. At Henderson, everyone has a single room connected to that washroom. At Rideau, most residents share both the room and the washroom. Both buildings have air conditioning.

90U is suite-style: two private bedrooms, a shared washroom and an in-unit kitchenette with a full-size fridge and microwave. The 12 rooms on its 20th floor are different. They're shared doubles with single beds and no kitchenette. Friel mixes suites and studios; every unit has a kitchenette except those on the 3rd floor, which use a community kitchen.

Room plus meal plan: the real first-year total

Six buildings require the five-day meal plan: LeBlanc, Marchand, Stanton, Thompson, Henderson and 90U. Upgrading to the seven-day plan costs $7,850 instead of $7,125. Friel and Rideau have optional meal plans, so their prices cover the room only. Budget for food on top.

The $950 deposit you pay when you apply comes off your residence fees. The rest is billed in two instalments to your student account. For 2026-27, the fall instalment is due October 2, 2026 and the winter instalment January 29, 2027. You can't pay residence fees in cash or by credit card.

Who gets the housing guarantee

If you're a Canadian citizen or permanent resident, uOttawa guarantees you a room when you're admitted to a full-time undergraduate program for the fall, you haven't completed more than five university courses, and you apply and pay the deposit by the deadline. CEGEP and college students admitted straight into second year also qualify. The guarantee doesn't cover professional programs or four-month agreements.

For Fall 2026, guaranteed offers for Canadian students expired June 1, 2026 at 11:59 p.m. Eastern. uOttawa hasn't posted the Fall 2027 guarantee deadline yet, so check the dates page before you plan around it.

International students are guaranteed residence when they meet five conditions. You must be admitted full time to an undergraduate program or graduate diploma for the fall, and receive a PAL for your study permit application. You must accept your offer and pay the admission deposit by the date in your offer, then apply for residence and pay the housing deposit on time. You also can't choose a four-month agreement. The Admissions Office emails your PAL about three business days after your admission deposit arrives. A deposit sent from outside Canada can take up to 14 business days to process, so pay early.

The guarantee is for a room, not your first-choice building. uOttawa says demand for specific residences always exceeds space.

How to apply and when offers go out

Applications for Fall 2027 open December 8, 2026 at 9 a.m. Ottawa time. Once you have an offer of admission, log in to the Housing Portal in uoZone. Depending on your application, the portal either lets you book a specific room right away or asks for three to seven ranked preferences. Your application is complete only when uOttawa has both the application and the $950 deposit. Complete applications are processed first come, first served, so apply early.

Pay the deposit with a credit card from a Canadian or U.S. institution, or by an alternative method that can take several days. Choose the 2027-2028 academic year in the portal; the application page warns that more than one year can appear. For Fall 2026, guaranteed offers went out in three rounds, shown below. The Fall 2027 rounds aren't published yet.

  • Rank as many options as you'd accept. A single room is never guaranteed, even if you ask early.
  • Roommate requests must be mutual. Enter each other's name and student number. uOttawa puts the pairing ahead of your room preferences.
  • You'll get your roommate's name and contact details in July or August.
  • You can edit your preferences in the Housing Portal until your room is assigned, unless you used Book Now.
  • Accept your residence offer in the Housing Portal by the deadline and watch your uOttawa email.

Deposit refunds, move-in and move-out

For 2026-27 reservations, cancelling by June 15, 2026 returned the full deposit minus a $105 administrative fee. Cancelling by June 30 returned half, minus the same fee. After June 30, there was no refund. Refunds go to your student account unless you file a refund request in uoZone.

Eight-month move-in for Fall 2026 began August 19, 2026, in time slots you book in the Housing Portal. Eight-month residents move out by 9 a.m. on May 3, 2027. Room change requests aren't processed in the first three weeks of the year, and approved changes carry an administrative fee.

Living-learning and themed floors

You can ask for a living-learning or themed community in your application. uOttawa names the building for some communities and not for others.

The 12-month apartments

Annex, Hyman Soloway and 45 Mann run on 12-month agreements with full kitchens and optional meal plans. For 2026-27, a room in a Hyman Soloway apartment costs $15,601 to $18,757, and 45 Mann costs $16,600 to $26,308. The Annex fee table runs from $15,940 to $27,304, although the comparison chart lists $15,574 as the lowest Annex price. Confirm the Annex figure in the Housing Portal.

Returning students coming from an eight-month agreement must apply for a 12-month agreement, and their housing isn't guaranteed.
