Off-campus and upper-year housing in Ontario
compare the whole agreement
For Fall 2027 housing, compare an upper-year residence offer with the full private lease, including summer months. Ontario's Residential Tenancies Act usually covers private student rentals, but some shared-owner homes and school housing are exempt. Check the contract and coverage before paying a deposit. Start with your university's housing service for local advice.

Key facts
- Upper-year housing is a new application
- A first-year housing promise doesn't automatically extend to every later year.
- Private rental coverage
- Being a student doesn't itself remove Ontario tenant rights. Housing-type exceptions matter.
- Deposits
- An ordinary covered rental can have a lawful rent deposit; it can't become a damage deposit.
- Budget the lease
- Compare all paid months and included services. A city apartment average isn't a student-bedroom quote.

Check coverage before applying a tenant rule
Most private rental apartments, houses and rented rooms fall under Ontario's Residential Tenancies Act, called the RTA. Being a student doesn't create a separate exemption. A private building advertised as student housing can still be covered. The Landlord and Tenant Board, or LTB, explains the rules and hears matters within its authority. Start by identifying your actual housing arrangement.
One important exemption concerns sharing a kitchen or bathroom with the owner or specified family members who live in the building. Sharing only with other students isn't that exemption. A live-in property manager isn't automatically the owner. Ask who occupies the home and what facilities you're required to share before assuming either that you have ordinary tenant rights or that you have none.
School housing has a narrower exemption. The institution must house its students or staff. Two tests also apply. First, it must mainly house minors, or consult a residents' council or association on all major housing decisions. Second, the home must lack its own self-contained bathroom and kitchen, or not be intended for year-round use by full-time students or staff and their households. Both tests must be met. School ownership alone doesn't settle coverage. Ask a housing adviser or legal clinic if your agreement is unclear.

Compare upper-year residence with the private lease you can get
Read each year's eligibility and contract length again. Waterloo lists several upper-year contract types; a general reference to one-term options doesn't mean ordinary upper-year applicants can reserve any Fall-only room. McMaster currently offers the 10 Bay route, which uses twelve-month leases. A private landlord may also ask for a term extending beyond your classes. Compare those actual paid months.
Western posts 2027-28 upper-year room amounts, but says they're subject to change and approval. The fee page and some building guidance also conflict about meal-plan requirements for particular upper-year rooms. Don't add one definitive room-and-food total until Housing confirms the rule for your offer. A promised single room for occupants isn't a guarantee that every applicant gets a space.
Queen's says upper-year spaces are determined annually and aren't guaranteed. Its page is for 2026-27 and closed. One sentence on that page mentions confirming fees in March 2027, but it sits inside the 2026-27 cycle and isn't a 2027-28 offer. Use the school's advisers for the next announcement and keep private options open until you have an actual housing contract.

Choose the service that matches your campus
U of T has separate residence processes for St. George, Mississauga and Scarborough. Oak House is one St. George upper-year option, not a university-wide guarantee. UTM and UTSC describe different application and selection procedures. Use the campus where you'll actually study. Our U of T residence guide links the narrower campus owners.
Waterloo's housing service covers Waterloo, Kitchener, Cambridge and Stratford. Check which site you'll attend. A rental near the main campus won't suit every course. uOttawa housing pages discuss homes on both sides of the border. The Ontario rules in this guide don't apply to a home in Gatineau, Quebec. That home needs a Quebec legal check.
University listing sites are a starting point, not proof of an inspected or endorsed home. Queen's, McMaster and UTSC make limits on external listings clear. Use the university service to ask about leases and search practice, then verify the property and person offering it. Don't send money merely because an advertisement appears beside a university logo.

Read the deposit clause and the standard lease
For a covered rental, a rent deposit is limited by the rental period and a one-month cap. It pays for the final rental period. It cannot be kept as a repair fund. Ontario's standard lease guide also rules out prohibited damage and pet deposits. Keep written proof of each payment and what it was for.
A permissible key deposit is a separate issue, so don't assume every deposit is illegal. Ask the housing service to review a confusing clause before you pay. The LTB guide says most tenancies first entered into from April 30, 2018 use Ontario's standard lease. An extra page of terms can't remove a right the Act gives a covered tenant.
A Waterloo off-campus glossary describes a security deposit as protection against damage. That wording conflicts with Ontario's rent-deposit rule. Use the Act, LTB and standard lease for the legal answer. Keep the campus site for housing-service and search help. A university source can be useful without controlling provincial rental law.

Know which roommate agreement you are signing
One joint lease can make each named tenant responsible for the whole unit rent. An informal plan to split it evenly doesn't necessarily limit what the landlord can claim. An individual room tenancy is different. Read who is named as tenant and what unit the agreement rents before assuming you'll owe only your room's share.
A person sharing with a tenant can be an occupant or roommate without becoming the landlord's tenant. Paying part of the rent doesn't by itself create the same LTB rights. Write down the arrangements for bills and a roommate leaving, but also ask the housing adviser about the actual tenancy. Don't assume one person's notice automatically ends or preserves everybody else's contract.
A guarantor has a separate role. A parent can promise payment without becoming a tenant who lives there. The LTB says it can't order that guarantor to pay overdue rent if they aren't a tenant. That doesn't erase the contract. A signed promise can still leave you owing money. Read its amount and length before you sign.

Plan for summer before signing a year-long term
A lease doesn't end just because your exams are over or the printed fixed term expires. Covered fixed terms can continue month to month if not properly ended. Ordinary notice rules often require at least sixty days and the correct termination date, with exceptions. That isn't permission to break a twelve-month term early. Use the LTB's detailed instructions for your actual agreement.
Assignment transfers the tenancy permanently. A sublet is temporary and includes an intended return. Both involve legal conditions and landlord consent. Moving another person into a shared house isn't automatically an RTA sublet, especially if other tenants remain. The definition of the rented unit and the contract structure matter. Ask before advertising a room you may not have the right to transfer.
A landlord can refuse permission to assign in general. That differs from refusing one proposed replacement tenant. At that later stage, a refusal can't be arbitrary or unreasonable. Some refusals or failures to reply can give you a way to end earlier. There are deadlines. Read the linked LTB steps before assuming you can transfer without approval or stop paying.

Compare written rents instead of a city average
A city apartment average doesn't tell you the price of a bedroom near campus. CMHC's Rental Market Survey covers a defined rental-building market, rather than every private student room. Its figures distinguish unit size and rent measures, including occupied and asking rents. Those distinctions matter before a city number can support a useful comparison.
CMHC's rental survey doesn't cover every student bedroom, and no official source here publishes a typical student-room rent. uOttawa's May 2026 table uses adverts and student billboards. It's an official campus source, but it isn't CMHC data. It also isn't a Fall 2027 bedroom quote, so read its figures with that scope in mind.
Build your own comparison from actual written offers for the same number of months. Include utilities and internet, then any laundry, furniture or travel costs. Identify what is shared and what you pay alone. Ask which charges can change during the term. A smaller monthly rent can still cost more across a longer contract or a location that doesn't fit your campus.

Get help before a disagreement becomes a missed payment
Use the official housing service early, especially before signing a clause you don't understand. Western offers lease reviews. Queen's OCLA provides confidential housing advice. The uOttawa Housing Office recommends starting months before arrival. None of those services can guarantee a private unit, but they can direct you to the right next step for the problem you're facing.
If repairs are needed, keep written reports and dated evidence. The LTB says landlords must maintain covered properties and tenants are responsible for damage they or their guests cause, rather than normal wear. It also warns against withholding rent without LTB approval because that can risk eviction. Ask about the correct repair or dispute process instead of making an informal deduction.
If a landlord asks for a guarantor, don't assume every student or newcomer must provide one by law. Ontario's Human Rights Commission explains equal-treatment rules and the limits around rental and credit history, with housing exceptions. A request and a signed guarantee are separate matters. Take the actual documents to a housing adviser or qualified legal service before accepting a requirement you don't understand.
