McMaster residence: guarantee conditions, room rates, and meal plans
McMaster publishes its residence guarantee criteria, a full room-rate table, and labelled 2026–2027 meal-plan totals, but it has not released any Fall 2027 deadline, eligibility, or rates. Use the tables below to budget with real figures, and treat every date from the 2026 cycle as a working pattern to verify — not a promise.

First-year residence guarantee criteria
McMaster guarantees residence to Ontario students entering directly from high school who meet the residence admission average, and to international and out-of-province students entering directly from high school based on admission status. The average can change each year and can be adjusted before the residence application deadline, and guaranteed students who miss the deadline forfeit the guarantee.
Applications under the average go to the wait list ranked by admission average — the page's worked example uses an 88% average — so verify the live cycle's figure instead of treating 88% as fixed.

Current program
Four Year Housing Guarantee for international students
International first-year students entering directly from high school, including MELD students, can hold a Four Year Housing Guarantee. It is conditional: reapply each year with a Declaration of Intent, live in residence each prior academic year, and remain in good standing with no outstanding fees or conduct concerns. Cancelling or withdrawing from residence forfeits the guarantee entirely.

Room types and current eight-month fees
Fees cover the eight-month academic year — early September 2026 to the end of April 2027 in the current cycle — and are billed in two equal instalments due September 25 and January 25. The fees page does not print an academic-year label, so confirm the exact rate in the Housing Portal offer. Meal plans are additional and mandatory, and 10 Bay Residence publishes separate rates on its own site.

Mandatory 2026–2027 residence meal plans
Every residence student must buy a meal plan — there are no exemptions. Traditional residences must choose a Traditional plan; Apartment plans are limited to designated apartment-style spaces. Students who make no selection receive the C plan of their mandatory group. Each total includes a $235 fixed cost, and every purchase draws half from the visible Basic account and half from a non-refundable overhead account.

Apply by the deadline
Guaranteed students who miss the residence deadline forfeit the guarantee and move to the wait list. In the 2026 cycle, the application and $600 payment were due June 1 at 4:00 p.m. ET.
Plan the full obligation
Compare room fee plus mandatory meal plan, not rent alone. A traditional double with a mid-tier plan and a Lincoln Alexander pod with the smallest eligible plan can differ by thousands of dollars.
Prepare for self-selection
Room assignment runs through online self-selection, typically in mid-June. Shortlist several room types and buildings in advance because inventory shrinks as the selection window progresses.
