Ontario Tech First-Year Residences: Simcoe and South Village

First-year Ontario Tech students live in Simcoe Village (North, Central and South halls) or South Village on the north Oshawa campus. Together they house more than 1,300 students in furnished suites on eight-month leases. In the 2026 cycle, first-year students starting in September were guaranteed a space if they applied and paid the $100 application fee by June 1. Every date and fee below is from the 2026 cycle; Fall 2027 dates and rates aren't published yet.

Compare the first-year halls

Most suites house two students. The main choice is between a private bedroom and an open-concept room. North Hall and South Village give each roommate a bedroom. Central and South halls put two double beds in one open space, separated by a partial wall. South Hall also has a quadruple-occupancy option with two sets of bunk beds.

South Village is the only hall where a meal plan is mandatory. That adds at least $7,299 to its room fee, so compare total cost rather than room fee alone.

  • Every hall has a 24/7 front desk, residence advisers (RAs), a residence outreach worker, controlled building access and on-site maintenance.
  • Common areas include a games room, furnished lounges, study areas and shared kitchens with full-size stoves.
  • Suites have individually controlled heating and air conditioning, wired and wireless internet, and a TV (cable isn't included).
  • Laundry runs on a prepaid card, from $2.30 a load.

2026-27 fees and payment plans

You pay the residence directly, not Ontario Tech. Payments sent to the university by mistake go against any balance on your university account instead. Option 1 is a single payment and saves $150. Option 2 splits the fee into three instalments.

For online banking, add "Durham UOIT Residence & Conference" as the bill payee and use the account number from your application portal. Don't use the payee called "University of Ontario". International students can pay through Flywire. Apart from a $25 amount the Ontario government allows without a receipt, residence fees can't be claimed on your income tax return, so the residence doesn't issue tax receipts.

The guarantee and how to apply

The guarantee covers first-year students starting in September who apply and pay the non-refundable $100 application fee before the deadline. In 2026 that deadline was June 1, the same day Ontario high school students had to accept their Ontario Tech offer. Students starting in January or May, and upper-year students, can apply but aren't guaranteed a space.

Residence applications are separate from your offer and your tuition deposit. Ontario Tech's tuition deposit deadline in 2026 was June 5, and that payment doesn't go to the residence.

  • Apply online and pay the $100 application fee. Applications received after the guarantee deadline are handled first come, first served, usually within two days of the fee.
  • A hall-type lottery runs in the first week of June. You'll get your hall offer by email, or a waitlist notice if there's no space.
  • Complete your acceptance steps by the date in that email: health information, your payment option, roommate profile questions and the Student Housing Agreement.
  • Choose Mixed-Gender or Single-Gender housing in your student profile. Gender Inclusive Housing is optional.
  • Browse and pick a roommate online in the first two weeks of August, or let the residence match you. You can room with a friend if you both request each other.
  • Your roommate's details arrive by email in mid-August. Room numbers are given out when you arrive.

Move-in and winter break

Move-in for the 2026-27 year was September 4, 2026, with early move-in from August 31 to September 3. If you want to stay over the winter break, December 21, 2026 to January 9, 2027, apply at the front desk before December 1 at 5 p.m.

You can ask to live in residence for the fall term only. Email the residence before September 30 with proof that you're registered only in fall courses.

What cancelling costs

Cancel through your housing portal before move-in. After move-in, ask the front desk for a withdrawal form and return it within five business days of leaving. Neither is accepted by phone.

Withdrawing from Ontario Tech doesn't cancel your residence contract. The residence runs separately, so you have to cancel it yourself. You'll pay for the days you lived there plus a cancellation fee based on when your notice arrives.

  • Refunds usually come by cheque within 10 weeks, mailed to your home address. Reissuing a cheque can cost $50.
  • Flywire payments are refunded through Flywire.

The Ridge and other options

The Ridge is a new residence planned to open for Fall 2027, just north of the Campus Ice Centre. The residence site says it will house about 450 students on 12-month leases, with cooking facilities in every unit, lounges, study rooms and fitness space. Studio, two-bedroom and four-bedroom floor plans are listed, but rates and application details aren't posted yet.

ALMA Oshawa, listed on the same residence site, is next to the downtown campus and offers studio, one-bedroom and two-bedroom suites on 12-month terms. The first-year guarantee wording covers Simcoe Village and South Village only. West Village apartments are aimed at upper-year students and are run by London Property Corp.
