Brock First-Year Residences: Buildings, 2026-27 Fees and Applying

Brock houses nearly 2,800 students on its St. Catharines campus. First-year students live in seven residence buildings in three styles: traditional (DeCew), semi-suite (Earp, Vallee, Lowenberger and Residence 8) and townhouse (Village and Quarry View). For Fall 2026, Brock guaranteed a space to full-time undergraduates who applied and paid by June 1, 2026. Every date and fee below is from the 2026-27 cycle; Brock hasn't published Fall 2027 dates yet.

Compare the three residence styles

The style decides your washroom, whether you have a kitchen, and which meal plan you must buy. More than 70% of Brock's residence bedrooms are singles; the rest are doubles. Every room comes with a twin bed, mattress protector, dresser, desk, chair, bookshelves and closet or wardrobe. Bring your own twin sheets, pillows, comforter and towels.

Brock Suites (Gateway Suites and Quarry View Townhouses) are for upper-year and graduate students, so they aren't a first-year option.

2026-27 room fees

Fees cover September 2026 to April 2027 and include furnishings, utilities and wireless internet. The meal plan is charged separately. Brock bills 60% for the fall term and 40% for the winter term.

  • Add a mandatory meal plan: $6,590 for the 7-Day plan or $6,205 for the 5-Day plan in 2026-27.
  • Brock's housing dates page put the first payment on September 9, 2026 (the first day of classes) and the final payment on January 4, 2027.
  • Residences close over winter break. Students approved to stay pay $280 a week.

Who gets guaranteed residence

To live in residence you must be a full-time degree student at Brock or in the IELP program. For September 2026, Brock guaranteed a space to full-time undergraduates in any year of study who applied and paid the application fee by June 1, 2026.

The guarantee is for a space, not your first choice. Brock assigns rooms using admission averages: the higher your average, the better your chance of getting the building and room type you ranked first.

After June 1 you can still apply. You're placed first-come, first-served once your application and fee arrive. Brock can't predict waitlist odds. Double rooms are the most common type to come free, so being open to any style helps.

How to apply, step by step

You can apply as soon as you have a full-time offer from Brock. You don't need to accept the offer first, and Brock recommends applying early.

  • Activate your my.brocku.ca portal, then complete the housing application in the Housing Services Hub.
  • Pay the $500 application fee inside the application. It isn't charged to your student account. If you live in residence for the year, it's credited to your residence fees.
  • Rank all 12 room-style choices from most to least preferred.
  • Want to live with a friend? Create a friendship group in the Hub, and make sure both applications match on term and preferences.
  • Need a medical or accessibility accommodation? Say so on the application. For a September 2026 start, the documentation deadline was June 15, 2026.
  • Watch your Brock Outlook email. Room assignments for September go out by the end of July, and move-in in 2026 ran September 5 to 7.

What happens if you cancel

You can cancel any time before you move in, but the refund shrinks as move-in gets closer. This is Brock's 2026-27 schedule for the $500 application fee.

  • The same page lists a separate refund schedule for a $1,000 first instalment: fully refundable before July 31, then falling in $250 steps through August to nothing after August 23. The fee and dates pages describe the first payment differently, so ask Housing which applies to you.
  • If you're on the waitlist and never offered a room, you get the full $500 back.
  • Decline a waitlist offer and you keep your place. But if you later cancel, you lose the fee.
  • Not cancelled by 9 a.m. on your move-in day? You're treated as an occupant. A no-show is charged 25% of residence fees.
