Waterloo Suites: UWP vs MKV vs CLV-S

UW Place and Mackenzie King Village are first-year suite options with kitchens and optional meal plans. Columbia Lake Village South serves upper-year, graduate and exchange students. This three-way comparison starts with applicant eligibility, then compares bedrooms, bathrooms, contracts and costs.

Start with who can live in each suite residence

Do not rank all three as if they serve the same applicant. MKV is a first-year community with Fall–Winter contracts and no upper-year contract. CLV-S houses upper-year, graduate and exchange residents in neighbourhoods with the same student type. UWP is the crossover option: it lists first-year and upper-year residents and a limited Fall 2026 pilot for some graduate students.

Upper-year applicants must be full-time and enrolled in at least 1.5 units, except that spring-term residents may qualify with at least 0.5 units; an approved co-op job is an alternative eligibility route. Exchange students must accept their Waterloo offer and create a WatIAM ID. Graduate applicants and students with families use different application and contract routes, and CLV-North family housing is outside this comparison.

This is a comparison of three named suite communities, not a complete housing directory. Minota Hagey is an upper-year traditional residence with a shared kitchen. Waterloo also lists suite rooms in its New Residence Building scheduled to open in 2027; verify opening and assignment availability before planning around them.

Compare suite layouts and daily living

Every option supplies a kitchen, living area and shared bathroom, so food and housekeeping sit largely with the residents. Meal plans are optional. The practical differences are the number of bedrooms, whether any bedroom is shared, the number of bathrooms and the residence's community structure.

UWP contains four courts and two halls. It offers two-, three- and four-bedroom configurations; Waterloo clarifies that its two-bedroom suite houses three students, with a double room and a single room. Suites have one or two full bathrooms. MKV has four private lockable bedrooms and two full bathrooms per suite. CLV-S is a townhouse: four private bedrooms, one full bathroom, a kitchen and living room, storage and a small patio.

MKV is the only one of these three residences with air conditioning. UWP residents use the 24-hour front desk in the neighbouring CMH community centre and have laundry in each hall or court. MKV and CLV-S have community-centre laundry. Campus Housing residents may use shared amenities across residence buildings, but an amenity's location still affects daily convenience.

Eight-month costs with an optional two-term meal plan

Waterloo's 2026–27 eight-month room fees range from $8,668 for the UWP double to $10,984 for an MKV single. The CLV-S single is $8,774 for eight months. These are the latest published fees, not a promise for Fall 2027; Waterloo says it updates fees each February.

A suite meal plan is optional because each suite has cooking facilities. Waterloo's fee table also shows totals using Advantage C at $3,440 per term: $15,548 to $16,804 at UWP, $17,864 at MKV and $15,654 at CLV-S. A student who skips the plan must build a separate grocery and dining budget instead of treating the room fee as a complete cost of living.

Choose the application route before the building

First-year students should compare only UWP and MKV within this set, then use Waterloo's new-student residence process and keep traditional and University College backups. The broad Waterloo residence guide owns the current guarantee, deposit and deadline details; a guarantee covers a space, not a particular suite building or room type.

Upper-year and exchange students typically live in CLV-S and UWP. Waterloo's current process lets eligible upper-year and exchange applicants select a building, room and bed, accept the contract and pay the $500 non-refundable deposit to secure the space. Inventory can still control what is available at selection time. The $500 deposit is credited toward residence fees on Quest; it is not an extra charge on top of the room total. This booking step is separate from the first-year guarantee application.

Graduate students should not infer broad UWP availability from the Fall 2026 pilot. Check the graduate application page and offered contract for the target term. Students with families should use the CLV-North family-housing process; its two-bedroom townhouse and monthly family rate are a separate category.

  • First-year: shortlist UWP or MKV; remove CLV-S from the ranking.
  • Upper-year or exchange: compare UWP and CLV-S after checking enrolment or offer eligibility.
  • Graduate: verify whether UWP pilot space continues and compare the current graduate inventory.
  • Family: use CLV-North family housing, which is outside this single-student suite guide.
  • Before acceptance, read the exact contract; Waterloo describes residence contracts as binding legal agreements.
