Room eligibility and holiday closure
Humber’s 2026–27 viewbook says its North and Lakeshore residences provide space for 1,780 students. The live housing page says first-year offers are made first-come, first-served, subject to availability. Applications opened February 9, 2026. Applying early does not guarantee a room or preferred type. The agreement requires residents to vacate from noon December 21, 2026 to noon January 4, 2027, so the academic-year charge does not provide uninterrupted holiday occupancy.
The 2026–27 agreement requires full-time admission and registration at Humber or the University of Guelph-Humber. Students must take on-campus classes unless Residence approves exceptional circumstances, remain in good standing and pay the deposit. The agreement covers North and Lakeshore residences. It does not expressly exclude Downtown students, but it does not promise them a room or campus priority. Downtown students should verify eligibility and commute feasibility and compare Humber’s off-campus listings.
Deposit and cancellation responsibilities
A $500 deposit is due when accepting a room and is credited toward residence fees. It is normally non-refundable and non-transferable after cancellation, with narrow exceptions when Humber rescinds admission for academic reasons or an international student documents that they have not received their study permit by the agreement deadline.
For Fall arrival, cancelling after August 1, 2026 can create liability for up to 60 residence nights unless Humber selects a replacement. Early withdrawal after move-in can also trigger a $500 fee, and no residence-fee refunds are given for withdrawals in the agreement’s final 60 days. Read the signed agreement because timing and circumstances control the actual charge.
Payment and Winter arrival dates
For first-year room offers made before July 1, 2026, the agreement gives 48 hours to pay the $500 deposit; offers on or after July 1 give 24 hours. Pay through the Residence Portal. Standard instalments are due July 20 and November 16, 2026. Provincial-aid arrangements have separate conditions and payment dates, so check the agreement rather than assuming an OSAP application settles the balance.
For new Winter arrivals, the cancellation-liability threshold is December 6, 2026. The study-permit deposit exception instead requires supporting documents by December 7; for Fall arrivals that documentation deadline is August 1. These are different rules, not interchangeable deadlines. After moving in, use the Residence Withdrawal Form, vacate and check out at the front desk; returning the key alone does not replace the formal process.
