Humber Residence Guide: Rooms, 2026-27 Costs and How to Apply

Humber says 99% of its residence bedrooms are private. The room style depends on the campus. Suites and semi-suites include a suitemate profile in the application, and you can choose your own suitemate through the Residence Portal in August.

At North, Humber says returning residents usually get priority for suites. North also has a limited number of three-bedroom suites. Humber doesn't promise any room type.

Humber kept its 2025-26 room and dining rates for 2026-27. Each total below is the room charge plus the cheapest dining plan (Hybrid, $2,850). The $500 deposit counts toward the total. Larger dining plans add $550, $1,150 or $1,750 to the first instalment.

Rates for 2027-28 were not published when we checked on September 29, 2026. Don't use these figures as a Fall 2027 budget until Humber posts the new rates.

Humber says residence fees include everything except your phone. Rooms are furnished, and Humber Resnet provides wireless internet in rooms, lounges and study spaces. The rental term follows the academic year, so you pay for about eight months.

Security staff patrol North and Lakeshore around the clock, a front desk is staffed 24/7, and there are Resident Assistants on every floor. Shared washrooms in North's single-room buildings are cleaned daily; suites and semi-suites get washroom and kitchenette cleaning twice a month. Single and semi-suite residents who want a fridge can rent one through Humber's approved contractor.

You need to accept your Humber program offer before the residence application opens to you. University of Guelph-Humber students use a separate first-year application. Returning residents and English for Academic Purposes students also have their own forms.

Applications for 2026-27 opened February 9, 2026, and Humber says residence usually reaches a waitlist in April. If you're offered a room, you'll get the offer in the Residence Portal. You then have 48 hours to pay the $500 deposit if the offer came before July 1, 2026, or 24 hours if it came on or after that date.

Humber's apply page says Winter-only applications open October 13, 2026 at 9:00 a.m., first come, first served. The page labels this the Winter 2026 semester, but the 2026-27 agreement sets the Winter move-in for January 9, 2027. Confirm the term in the Residence Portal before you apply.

The 2026-27 agreement requires a full-time offer from Humber or the University of Guelph-Humber, registration in on-campus classes (unless Residence approves an exception), and good standing on conduct, academics and fees. You must stay full-time for the whole year to keep your room.

The agreement covers Humber North Residence and Humber Lakeshore Residence only. Downtown (IGS) students aren't excluded, but they get no campus priority and face a long commute, so compare Humber's off-campus housing listings too.

Residence closes for the Mid-Year Break. Every resident must leave by noon on December 21, 2026 and may not stay between that time and noon on January 4, 2027. Residents with exceptional circumstances can apply by 11:59 p.m. on December 7, 2026 to stay from January 4 to 9 at a nightly rate.

The $500 deposit is non-refundable once you cancel. Humber refunds it only if it rescinds your admission for academic reasons, or if you're an international student who sends proof that your study permit hasn't arrived (by August 1 for Fall arrival, or December 7, 2026 for Winter).

Cancel after August 1 (Fall) or December 6, 2026 (Winter) and you lose the deposit and can owe up to 60 nights of room fees unless Humber finds a replacement. Leaving after move-in adds a $500 withdrawal fee, and there are no refunds in the agreement's last 60 days. Use the Residence Withdrawal Form in the Residence Portal, move out fully and check out at the front desk.

To pay residence with OSAP, the agreement required your OSAP application by June 30, 2026 and a note on your residence application. Humber then redirects the aid to the residence balance on your MyHumber account. If the aid falls short, you owe the gap by December 7, 2026 for the second instalment. A late instalment costs $100 and can lead to cancellation.

Humber says residence bursary applications usually open in October and February, including the Chartwells Bursary. A credit-card payment adds a processing fee, except on the $500 deposit.
