Mohawk College Residence: 2026-27 Costs, Meal Plans and How to Apply

Mohawk has one residence, Fennell Residence at Fennell Campus. Campus Living Centres manages it, and places go first come, first served.

The building and who runs it

Fennell Residence is a four-storey building at 245 Fennell Avenue West with 170 two-bedroom suites. The FAQ gives capacity as 340 students. There's no Mohawk residence at Stoney Creek or IAHS, so check where your classes run first.

Your contract is the 2026-2027 Student Housing Agreement. It's between you, Mohawk College Residence and its manager, Campus Living Centres, and payments go to "CLC Mohawk". The FAQ says the residence operates independently from the college. If you cancel your college enrolment, you still have to cancel residence separately.

To live there you must be a full-time Mohawk student. The FAQ says exceptions are case by case. Residents must be able to live independently.

What your suite includes

Every resident gets a private bedroom in a shared two-bedroom suite. The suite has a kitchenette with a table, two chairs, a full-size fridge, a microwave and a sink. You share a private three-piece washroom with your roommate only. The fee covers utilities, internet including Wi-Fi, and a furnished suite.

Shared spaces include a common kitchen with two stoves, a games room, a study lounge, a fourth-floor movie lounge, a laundry room, bike storage and an outdoor barbecue area. Mo's Restaurant is inside the building. There are no co-ed or family suites.

  • Bring bed linens and pillows, dishes and cutlery, toiletries, cleaning supplies, a shower curtain and garbage bags. Mohawk posts a packing list.
  • Extra cooking appliances need automatic shut-off and CSA approval. Hot plates and indoor grills aren't allowed.
  • Housekeeping cleans common areas only. You clean your own suite.
  • Laundry is pay per load: $2.50 a wash and $2.30 a dry, on a laundry card.

2026-27 rates and payment options

These are per-resident rates for a private bedroom. Every application also needs a $100 application fee, which isn't refundable. The mandatory meal plan is extra and is due with your first payment. Mohawk says fees are subject to change.

  • Mohawk hasn't posted 2027-28 rates yet. Don't assume this year's numbers carry over.

How to pay, and what OSAP can't do

Residence doesn't defer fees for OSAP. The FAQ notes that most students get their first OSAP payment in early to mid-September, months after the first residence payment. Some students use a student line of credit and repay it with OSAP.

Mohawk's pages give two different first-payment dates. The rates page and the Student Housing Agreement say June 20, 2026. The FAQ says the first payment is due June 15, which is also its deadline to complete your acceptance details. Pay by the earlier date if you can, and confirm with the residence.

Your residence account is separate from your tuition account. Don't pay residence fees to the college. Your invoice, sent by email, shows what you owe. The housing portal only shows payments already received.

  • Online banking: add the residence as a bill payee and use your invoice number as the account number. The rates page names the payee "Mohawk - Residence" or "Mohawk Residence Fees". The FAQ says "Mohawk College Residence" or "Mohawk College Residence Fees". Allow 5 to 10 business days.
  • Certified cheques, money orders and bank drafts go to "CLC Mohawk", by courier or in person at the front desk. Personal cheques aren't accepted.
  • International students pay through Flywire in the housing portal.
  • Can't meet a deadline? Contact a residence manager before your first payment is due to ask about a payment plan. Plans aren't guaranteed.

How to apply

You don't need an offer from Mohawk to apply, and Mohawk encourages you not to wait. There's no guaranteed room for first-year students. Every place is first come, first served, and later applicants join a waitlist. The FAQ says many waitlisted students get a room, with no guarantee.

Apply in My Housing Portal. Create a profile, choose Application, then pick "Mohawk New Resident" and your term. Pay the $100 application fee at the payment step, by bank bill payment or, for international students, Flywire. You'll then get an email with an acceptance or your waitlist position, which can take a few months.

  • After acceptance, finish your details in the portal: health information, emergency contacts, roommate profile questions and the Student Housing Agreement. The FAQ lists deadlines of June 15 for the academic year and December 1 for winter.
  • You can request a roommate if you both ask for each other. Otherwise the residence matches you using your profile answers.
  • International students: the FAQ advises against signing the agreement before your study permit is approved. If you've signed and are still waiting, cancel by August 1 to avoid higher fees.
  • Returning residents can have the application fee waived if they apply by the deadline.

The mandatory meal plan

Everyone living in residence from September to April must buy a meal plan. There's no plan in summer, and Mo's Restaurant closes then. You choose your plan in the residence application. It's loaded onto your ONE Card at move-in and works on a declining balance.

Each plan splits into meal plan dollars and a smaller amount of flex dollars. Meal plan dollars work at college-run food outlets, mostly at Fennell, including Mo's Restaurant. Flex dollars work at a shorter list of campus outlets and some nearby restaurants.

  • Academic-year residents pay the full plan with the first residence payment. Winter residents pay 50% of the full-year amount by December 1.
  • Unused money expires at the end of the winter term in April. It doesn't carry over and isn't refunded.
  • Cancel residence before move-in and the meal plan is refunded in full. After move-in, you only get a prorated refund if you withdraw from Mohawk completely, minus a $50 fee.
  • The FAQ says the plan supplements your food budget. It isn't meant to cover every meal.
  • Need a halal, vegetarian, vegan or medical diet? Fill in the meal plan accommodations form and a manager will follow up.

Where to eat on each campus

Fennell has the most choice. The C Wing food court has pizza, a grill, sushi, a salad bar and a Chef's Table station. There's also Tim Hortons, Starbucks in H Wing, Burrito Loco, Pizza Pizza, Chopped Leaf in EA Wing and Booster Juice in the athletic centre. Every Fennell outlet listed is open weekdays only, except Chopped Leaf, which also opens 11 a.m. to 4 p.m. on weekends. On the Go stays open latest, until 8 p.m.

Stoney Creek has a Tim Hortons in A Wing and a food court with Pizza Pizza, a carvery and grab-and-go food. IAHS students use McMaster's food outlets. The aviation centre has the Airport Café, open weekdays 8 a.m. to 3 p.m.

  • Flex dollars only: Booster Juice, Brewed Awakenings in G Wing, Chopped Leaf and the Airport Café on campus. Off campus, they work at Domino's, Montana's, Mucho Burrito, Paramount Fine Foods and Pita Pit on Upper James, and Townhall Social Eatery at 581 Concession Street.
  • Commuters can load money onto a ONE Card too. Mohawk says ONE Card purchases carry no transaction fee.

Move-in, winter break and move-out

The 2026-27 academic year runs from move-in on September 5, 2026 to move-out on April 25, 2027. Winter 2027 residents move in on January 9, 2027.

The residence closes for winter break from December 20, 2026 to January 9, 2027, and you must leave unless you're approved to stay. Forms to stay for part or all of the break are at the front desk in November.

Some programs, including aviation and nursing, run on exception calendars. Everyone still moves out by April 25, 2027. Staying longer means late move-out fees or summer residence payments.

Cancellation and withdrawal fees

Cancel in the housing portal before move-in. The residence doesn't accept cancellations by phone. After move-in, withdrawing means asking the front desk for a withdrawal form and returning it within 5 business days of leaving.

Either way, you pay for any days you occupied the room plus a percentage of the term's housing fees. Refunds come by cheque to the student. The agreement says within ten weeks of vacating, and the FAQ says it typically takes 8 to 10 weeks. Reissuing a cheque because your address is out of date can cost $50.

Living there: services and rules

The front desk is staffed 24 hours a day during the academic year. Doors use tap-card access, common areas have video cameras, and Mohawk College Security patrols the property. Resident Advisors are students who live in the building and run events.

Quiet hours are 11 p.m. to 8 a.m. Sunday to Thursday, and 1 a.m. to 8 a.m. on Friday and Saturday. There's no gym in the building. Residents use the David Braley Athletic & Recreation Centre on campus.

  • Residence parking is in lot P10 with a residence permit bought from Mohawk Parking.
  • Submit maintenance requests in the housing portal. Report urgent problems to the front desk.
  • Mail goes to your name and room number, Mohawk College Residence, 245 Fennell Avenue West, Hamilton, ON L9C 7V7.

If residence is full

Mohawk's housing pages list homeshares such as SpacesShared, shared student houses, basement and building apartments, and whole houses. International students can arrange a homestay with a Canadian family through Canada Homestay Network. Meal plans aren't available to off-campus or homestay students.
