Fanshawe Residence: Falcon, Peregrine, Merlin and Kestrel Court Costs

Fanshawe runs four residences at its London Campus. Three are suite-style houses and one is a townhouse community.

Traditional houses or townhouses

Falcon, Peregrine and Merlin Houses are the traditional residences. Kestrel Court is the townhouse residence. All four are on the London Campus at 1001 Fanshawe College Blvd. There's no residence at the London Downtown Campus or the regional campuses.

Fanshawe's own pages give slightly different traditional capacity. The traditional residence page says up to 1,220 students in 415 suites. The residence FAQ counts 1,214 traditional bedrooms and 396 townhouse bedrooms, 1,610 beds in total.

2026-27 rates and payment dates

These are Fanshawe's academic year 2026/2027 rates. They include heat, hydro, water and internet. Fanshawe says all rates are subject to approval by the Board of Governors. Every application also needs a $100 application fee, which isn't refundable.

Pick one of three payment options. Options 1 and 2 have no admin fee. Option 3 adds a $150 admin fee.

  • Starting in January? The 2026-27 Student Housing Agreement lists winter semester fees of $5,150 for traditional suites, $4,300 for a Kestrel standard room and $4,200 for a Kestrel small room, due by December 15, 2026 at 5 p.m.
  • Fanshawe hasn't posted 2027-28 rates yet. Don't assume this year's numbers will carry over.

How to pay, and what OSAP can't do

Residence doesn't send invoices. Your amounts and due dates are in your acceptance email and on the rates pages. A missed deadline can cancel your place in residence without warning.

Residence doesn't accept OSAP deferrals and doesn't receive money from OSAP directly. If you're relying on OSAP, plan for the June 15 payment from other funds.

Fanshawe's pages differ on extensions. The FAQ says residence doesn't extend payment deadlines. The traditional and townhouse pages say you can email residenceacceptance@fanshawec.ca to request an extension or a manager-approved payment plan. Ask early and get any arrangement in writing.

  • Pay in the residence portal with Visa or Mastercard. Visa debit doesn't work.
  • Or add "Fanshawe Residence" as a payee at your bank, using your student number, including any leading zeros, as the account number.
  • Certified cheques and money orders go to Fanshawe Residence. Personal cheques aren't accepted.
  • International wire transfers go through Flywire.

How to apply and the first-year guarantee

You must accept an offer to a full-time Fanshawe program first. Then wait seven business days before you can open the residence application. Canadian students apply in the residence portal using the Fanshawe student SSO login, which is your WebAdvisor username and password. International students first email a residence application form and proof of an approved visa to residenceacceptance@fanshawec.ca.

Fall first-year students at London campus locations are guaranteed a room if they apply, receive their residence acceptance, finish the acceptance portal steps and make their first payment by June 15. After that, applications are handled first come, first served, and a full residence moves you to a waitlist. If a spot opens, you get 48 hours to claim it.

Roommates are matched by gender and by your answers about habits and interests. There are no co-ed units. You can request a friend or build a group from suggested matches, but requests aren't guaranteed.

The meal plan rule

Traditional residents pay a mandatory $1,200 light meal plan inside their residence fees. Fanshawe describes it as occasional meals, about $37.50 a week over eight months, and says many students need more. It's non-refundable unless you officially withdraw from Fanshawe, which triggers a $50 administration fee on any refund. Unused money can't be refunded at year end. The food services page says the balance can move to your Flex Plan.

The townhouse page says the meal plan isn't mandatory at Kestrel Court and suggests about $1,200 of Flex Plan money for occasional meals. But section 3.3 of the 2026-27 Student Housing Agreement says a minimum traditional-style meal plan is mandatory for all students in residence. If you're choosing Kestrel Court, ask Residence Services which rule applies to you before you pay.

Living there: services and rules

Both styles have on-site management, a 24/7 front desk, Resident Advisors, air conditioning, internet at 200 Mbps down and 100 Mbps up, and card-operated laundry. The traditional houses add controlled entry, study and activity lounges, a movie lounge and light housekeeping. Visitors to Falcon, Merlin and Peregrine sign in with photo ID.

The Residential Tenancies Act doesn't apply to college residence. Your contract is the Student Housing Agreement, and you must stay a full-time student to keep your room. Students on a full-time co-op term can stay.

  • Bring your own linens. Traditional beds take double or queen sheets, Kestrel standard rooms double sheets and Kestrel small rooms single sheets.
  • Personal fridges aren't allowed, but you can rent one from Fanshawe's contractor, Coldex. Cooking appliances must be CSA certified with automatic shut-off. Hot plates and indoor grills aren't allowed.
  • Parking for residents is limited and sold first come, first paid through the acceptance portal.
  • Pets aren't allowed. Registered service animals with documentation are.

Move-in, winter break and move-out

The 2026-27 agreement term starts on move-in day, September 5, 2026. It ends the day after your last exam or on April 25, 2027, whichever comes first. The FAQ says move-in runs over the Saturday and Sunday of Labour Day weekend, with your time slot emailed in August. Early move-in of up to 14 days may be approved at a nightly rate.

Winter break isn't included in standard fees. You can ask to stay using the winter break form at the front desk, and a per diem charge applies. No food, custodial or mail services run during the break.

Cancellation fees

If you cancel or withdraw, you pay for the days you occupied the room plus a cancellation fee set by the date your request is received. Refunds are mailed by cheque within ten weeks to the permanent address on file.

Leaving after first semester doesn't end your obligation. The FAQ says you still owe the full year, but a withdrawal form from the front desk puts you on a refund waitlist for second semester fees.
