Two residence buildings
Seneca Residence has one building at Newnham Campus and one at King Campus. Seneca's student residence page describes Newnham as having 1,100 spaces and King as having 230.
Check who each building accepts before you apply. The residence site's application page says both Newnham and King provide residence for students of Newnham, Seneca@York and King. Seneca's own residence page says Newnham is open to students from all campuses, but describes King as being for students studying there. Ask the King residence office which rule applies if you study elsewhere.

2026-27 rates and payment options
These rates are for 2026-27 and apply to full-time Seneca students. They include utilities, internet access and a furnished suite. The residence site lists one rate schedule for both buildings, and future rates are subject to review.
The two- and three-payment options cost $125 more than paying in full, because they include a $125 administration fee. Every application also needs a $100 application fee, which isn't refundable.

How to apply and when you'll hear back
You apply online through the housing portal for the building you want. You can apply before Seneca accepts you into your program. Space is offered first come, first served.
Winter 2027 applications open in October 2026, and winter offers start going out in November. Applications for the summer term and the September academic year open in March of the same year. Academic-year offers start in May.
An offer email starts your acceptance steps. You'll add contact, health, payment and emergency-contact details and answer roommate profile questions. You'll also accept the Residence Community Living Standards and the Student Housing Agreement, which is your legal contract with the residence.
- Use the medical, accessibility and special consideration section if you need a room accommodation. Seneca also points you to Accessible Learning Services.
- If you can't meet a payment option, contact the residence directly.
What's in a suite
Both buildings use two-bedroom suites. Each bedroom is private, and you share the bathroom and kitchenette with your roommate. There are no co-ed suites and no family housing. Barrier-free suites are available.
You can browse and message possible roommates online, and two accepted students can request each other. If you don't choose, the residence matches you using your profile answers.
| Space | What the residence provides |
|---|---|
| Bedroom | Oversized double bed, large desk and chair, internet access, a TV monitor (cable not included), two-drawer storage unit and closet |
| Kitchenette | Microwave, full-size refrigerator, kitchen table and chairs, and a sink with preparation and storage space |
| Bathroom | Stand-up shower, toilet and sink |
| Building | 24-hour front desk, 24-hour common kitchen with a full-size oven on the main floor, 24-hour laundry paid by card or app, and a lounge on each floor |
- Bring XL double bed linens, pillows, towels, cookware and cleaning supplies. The residence doesn't provide them.
- Cooking appliances must be CSA approved, shut off automatically and have no open element. Hot plates aren't allowed.
Meals and parking
You don't have to buy a meal plan to live in residence. Seneca sells optional meal plans through its food service provider, and they also work at the Subway inside Newnham residence.
The residence has no on-site parking. You'd arrange parking through Seneca Parking Services instead.
Move-in, winter break and move-out
Academic-year residents move in on September 6, 2026 and move out on April 24, 2027. Winter-term residents move in on January 10, 2027.
Services are limited over winter break. If you need to stay between December 19, 2026 and January 10, 2027, you must submit a request, and extra fees may apply. At the end of term, you leave 24 hours after your final exam or project, or by 11 a.m. on the last Saturday of term, whichever comes first.
Cancelling or withdrawing
Before move-in, you cancel through the housing portal. After move-in, a withdrawal goes through the front desk. Neither is accepted over the phone.
The residence operates independently from Seneca. Cancelling your Seneca application or enrolment doesn't cancel your residence application, so cancel both. Under section 3.4 of the Student Housing Agreement, you're charged for the days you occupied the room plus a cancellation fee. Read the agreement for your building and term before you accept.
