BCIT residence: rooms, eligibility and costs

BCIT Student Housing is on the Burnaby campus. Tall Timber has 469 beds in Connected Singles and studios. A Connected Single has a private bedroom and a washroom shared with one resident, with shared kitchens and lounges on the floor. A studio is self-contained with a private washroom and kitchen. A Townhouse suite houses 12 students in private bedrooms and has two kitchen areas, a dining room and a living room; the exact washroom layout is compared below.

Long-stay eligibility is program-based. Eligible groups include full-time cohort-based on-campus students and students registered with Accessibility Services on a Modified Study Plan. BCIT also lists students in specified Trades Foundation programs lasting 13 weeks to 10 months.

Other eligible groups include international Flexible Learning students taking at least nine credits per term. International one- or two-term Exchange, Double Degree or Study Abroad (Free-Mover) students and graduate, doctoral or post-doctoral students are also listed.

Short stays are limited to students in the blended Cardiology Technology diploma during short on-campus periods and full-time students in Trade Level programs lasting 12 weeks or less. Eligibility and bed counts do not guarantee an offer.

The current handbook says applications are generally processed first-come, first-served according to best fit and availability, and not every applicant receives an offer. Students seeking accessibility priority must register with Accessibility Services, identify the need in the housing application and have Accessibility Services confirm it to Student Housing. BCIT also gives priority consideration to Indigenous students and former youth in care. A priority category does not guarantee a particular room or accommodation.

BCIT publishes 2026–27 long-stay estimates by room and term, pending Board approval. Fall 2026 estimates range from $3,569.72 for a Townhouse bedroom to $5,959.70 for a large studio. Winter 2027 estimates range from $4,298.65 to $7,278.65 for those room types. The housing offer controls the exact term total and due dates. Students whose classes are Downtown, Marine, Aerospace, Annacis Island or at CARI should account for the commute because BCIT identifies its student housing as Burnaby-campus housing.

Accepting a room creates financial obligations under BCIT's housing contract. The June 2026 handbook lists a $300 non-refundable confirmation fee; the Housing Offer sets the binding amount and deadline. The fee becomes a damage deposit on move-in. Before move-in, the contract lists limited forfeiture exceptions for a BCIT-changed admission status, documented medical withdrawal or a foreign national unable to obtain required study documents. After move-in, remaining-term liability generally continues unless the resident meets the contract's notice or documented-exception conditions. BCIT must confirm compliance before prepaid fees are prorated and credited.
